No Smoking Inside the Home Smoking is strictly prohibited indoors. Parking Rules Our community HOA strictly prohibits parking on common roads. All vehicles must be parked in the driveway or other designated parking areas. - Maximum of 4 vehicles are permitted at the property during your stay. - No parking is allowed on community/common roads. - Vehicles parked on common roads are subject to towing at the owner’s expense. The HOA and towing company enforce this policy, and we cannot intervene if your vehicle is towed. No Parties or Unauthorized Gatherings We do not permit parties or unapproved large gatherings. To help maintain a peaceful experience for everyone, the property is equipped with a noise monitoring system that alerts us to elevated noise levels (no audio is recorded). Respect for quiet enjoyment is expected. Quiet Hours: 10 PM – 8 AM Please keep noise to a minimum during these hours to respect the neighborhood and the serene mountain setting. Pets Allowed — Dogs and Cats House trained dogs under 60 lbs are welcome! A maximum of one dog and one cat can be in the house at one time. Please keep pets off furniture and clean up after them, both inside and outside. Excessive shedding or damage may result in an additional cleaning fee. Respect the Wildlife Bailey is home to bears, elk, deer, and other wildlife. For safety: Always fully latch the bear-proof trash cans Never leave food, trash, or coolers outdoors Do not feed or approach wildlife Hot Tub & Sauna Use Our hot tub and outdoor panoramic sauna are here to elevate your stay — please use them respectfully and with care. These amenities are used at your own risk, and we ask all guests to follow posted safety guidelines at all times. Always cover the hot tub and shut the sauna door after each use to retain heat, reduce energy use, and prevent debris from entering. Glassware is strictly prohibited in or around both areas to avoid breakage and injury risks. We have provided plastic wear for your use in the amenities. Alcohol consumption is strongly discouraged in the sauna, as high heat can intensify its effects and pose health risks. If the hot tub is left uncovered at check-out, a $50 fee will be charged to cover additional cleaning and maintenance. If glass is found in or near the hot tub, we will evaluate the situation and assess a fee based on the level of cleanup or potential damage required. Check-In & Check-Out Check-in: After 4 PM Check-out: By 10 AM If you’d like a late check-out, please message us at least 12 hours before your departure. We’ll do our best to accommodate based on cleaning schedules. Help With Trash (Optional but Appreciated) Before leaving, we’d appreciate it if you could place your bagged trash directly into the outdoor bear-proof bins. This small step helps us keep the home clean and wildlife-safe. Shoes Indoors We ask that guests remove shoes only if they’re visibly muddy or dirty, especially after hiking, biking, or exploring the area. This helps preserve the cleanliness of the space. Accidents Happen — Just Let Us Know If anything gets damaged or stops working during your stay, please reach out. We’ll handle it without hassle. Security & Monitoring The property has an exterior security camera at the front entry for your safety. There are no cameras inside the home or private areas.

Guests will have full private access to the entire home, including the patio, hot tub, outdoor panoramic sauna, and game room. There are no shared spaces — the entire property is yours to enjoy. Check-in is self-guided and secure. You’ll receive detailed instructions, including the smart lock code and directions, 24 hours before your scheduled arrival. You’re welcome to check in anytime after 4 PM. We’re happy to accommodate late check-outs, when possible. Just send us a message at least 12 hours before your planned departure time, and we’ll do our best to approve the request based on our cleaning schedule.
